Booking Process

We’ve made the booking process at The Landing simple and fully online. Once you decide that our community is the right fit for you, you’ll be guided to our secure booking platform on Hemlane, where every step is clearly laid out.

From submitting your application and uploading required documents to reviewing and signing your lease, the entire process is easy to navigate. You’ll also be able to securely pay your first rent and any required fees directly through the platform—no paperwork, no guesswork.

Our community features modern 1-bedroom / 1-bath apartments, including select larger layouts. Certain one-bedroom units can be arranged for shared living, making them ideal for roommates looking to balance comfort and affordability.

Completed in 2026, The Landing underwent a comprehensive renovation, delivering apartments that feel 100% new with modern finishes, upgraded materials, and a fresh, contemporary design throughout.

The Landing is ideally located near some of Galveston’s most important institutions and destinations. The community sits within walking distance or a short bike ride of UTMB, providing convenient access to its medical campus, hospital, and academic facilities. Galveston College and Texas A&M University at Galveston are also easily accessible, making The Landing a practical home base for students, faculty, and professionals alike.

Beyond work and school, residents are just minutes from Downtown Galveston and the historic The Strand Historic District, where local dining, cafés, shops, and year-round events bring the island’s culture to life. The nearby East End Historic District offers charming streets and a relaxed coastal atmosphere, while the Port of Galveston adds energy and activity as one of Texas’ busiest cruise destinations.

The Landing is a smoke-free community to promote a clean, healthy, and comfortable living environment for all residents. Smoking is not permitted inside apartments or in common indoor areas. Designated outdoor smoking areas are provided and must be used at all times.

Application Process & Leasing

Getting started is easy. Simply click on the “Available Apartments” section and select the apartment you’d like to book. From there, you’ll be guided through our secure, fully online leasing process step by step.

Once your application is submitted, we’ll review it with you and confirm leasing terms and pricing. Credit and background checks are completed online, and if approved, your lease is sent electronically for signature. Payments and required documents are also handled through the same platform—no paperwork and no in-person visits required. In many cases, the entire process—from selecting an apartment to signing the lease and being ready to move in—can be completed in the same day.

The Landing is primarily a community for long-term residents, and our standard lease terms are designed to support stability and a strong residential environment. That said, we understand that individual circumstances can vary. On a case-by-case basis, and depending on seasonality and availability, we may consider shorter-term leases. Lease terms shorter than 12 months may be subject to different rental rates and additional fees. Our team is happy to discuss available options and help determine the best fit based on your specific needs.

Each application is subject to a $25 application fee and a $40 credit and background screening fee, both required for every applicant. These fees are applied consistently and uniformly and are processed securely online as part of the application process.

As part of the application process, each applicant is required to upload a valid government-issued photo ID, two most recent pay stubs, and bank records, as requested during screening. These requirements are applied consistently to all applicants as part of our standard review process. If an applicant does not have the required documentation, alternative options may be considered on a case-by-case basis, subject to verification and approval.

The timeframe for application approval depends on whether all required information and documentation have been submitted in full. Once an application is complete, credit and background screenings typically take up to 24 hours to process. Our team reviews applications as promptly as possible and will reach out if any additional information is needed to avoid delays.

Roommates are welcome at The Landing. Each adult occupant is required to submit a separate application and complete the same screening process, which is applied consistently to all applicants. Maximum occupancy limits may apply and can vary by apartment type and layout.

Satori Property Management has a well-established working relationship with the local housing authority and accepts housing vouchers at qualifying communities, including The Landing. Voucher applications are reviewed in accordance with program guidelines and our standard screening procedures, which are applied consistently to all applicants. Our management team is familiar with the required documentation and inspection processes and is happy to coordinate directly with Galveston Housing Authority to help ensure a smooth and efficient leasing experience.

Rent, Utilities & Fees

Advertised rental rates reflect base rent only. Additional fees, charges, or services may apply depending on the apartment, lease terms, and selected options. All applicable fees will be clearly disclosed prior to lease signing.

All utilities are paid directly to the Owner as part of the rent. Tenants do not need to set up or manage any utility accounts, making the move-in process simple and hassle-free. This all-in structure allows you to focus on settling into your home without dealing with multiple providers or bills.

Utilities are provided through a flat-fee utility package paid directly to the Owner as part of your rent. This means there are no surprise bills, no utility accounts to set up, and predictable monthly costs—making budgeting simple and stress-free.

A $500 security deposit is required from every tenant. In certain cases, exceptions may apply, subject to review and approval. All security deposit requirements are applied consistently and in accordance with applicable laws.

Late fees and NSF (non-sufficient funds) fees may apply as outlined in your lease agreement. We encourage all residents to review their lease carefully and to notify management as early as possible if you anticipate any difficulty paying rent on time. Early communication helps us address issues promptly and explore available options where appropriate.

Pet Policy

The Landing is a pet-friendly community. Certain restrictions and requirements may apply. For full details regarding approved pets, limitations, and any associated fees, please inquire about our separate Pet Policy.

Service animals and approved emotional support animals (ESAs) are accommodated in accordance with applicable fair housing laws and are not subject to pet-related restrictions or fees, where legally required.

Approved pets are subject to a $20 monthly pet fee and a one-time $200 pet fee. For full details on pet requirements, restrictions, and policies, please review our Pet Policy, which will be provided during the booking process.

Features & Amenities

Apartments at The Landing may be available furnished or unfurnished, depending on availability at the time of leasing. Please contact our team to confirm current options and pricing.

Furniture in furnished apartments may be removed depending on availability and the specific unit type. For special requests or specific needs, please contact management to discuss available options.

Each apartment is equipped with an independent air conditioning unit, a stovetop, and a combined oven, grill, and microwave, along with a full-size refrigerator and freezer combination—providing everything you need for comfortable, modern living.

On-site laundry facilities are available for all residents, and use is included in the monthly rent. No additional fees or machines to manage—just convenient access whenever you need it.

Individual apartments do not feature private balconies. However, all residents have full access to the shared outdoor areas throughout the community. The property offers generous open space between buildings, creating inviting outdoor areas where residents can relax, gather, and enjoy fresh air.

Wi-Fi is available throughout the community and inside all apartments, providing convenient internet access in both private living spaces and shared areas.

Community amenities are available for resident use at The Landing. Hours of operation may be adjusted based on seasonality, usage, or operational needs. A separate Amenities Policy outlining usage guidelines, rules, and expectations will be provided as part of the lease agreement.

Some amenities may be available 24/7, while others operate during designated hours. Residents should always refer to the posted opening hours and signage for the most current availability.

Guests are welcome to use community amenities in accordance with the Amenities Policy. Residents are responsible for ensuring their guests follow all posted rules and guidelines during use.

Parking is available for all residents at The Landing. Covered parking spaces are assigned to specific tenants, while additional uncovered parking and designated guest parking spaces are available on-site. A separate Parking Policy, outlining assignments, rules, and usage guidelines, is included as part of the lease agreement.

We have bike racks available. EV charging plans are in development.

Maintenance & Management

All maintenance requests must be submitted through the tenant portal on Hemlane. This is the primary and required method for submitting and tracking non-emergency maintenance issues. In the event of an emergency, requests may also be communicated by phone call or text message to ensure timely response.

Yes, we have 24/7 emergency maintenance for urgent issues.

Maintenance requests are addressed within 24 hours whenever possible. For non-emergency requests, short delays may occur during weekends or holidays, but all requests are logged and handled as promptly as possible.

Management is on-site or located within the immediate area, ensuring quick response times and hands-on support whenever needed.

All maintenance work will be announced and communicated in advance whenever possible. If an issue arises after hours, management will contact the affected tenant directly. To ensure timely and smooth resolution, residents are asked to remain responsive to phone calls or text messages from management during maintenance coordination.

Move-in / Move-out

As part of your lease, a start date / move-in date will be agreed upon in advance. On that date, you may move in after securing an appointment with management to collect your keys. After-hours move-ins may be possible but require prior approval from management to ensure proper access and coordination.

Yes, all residents must maintain an active renter’s insurance policy.

Your lease agreement includes a defined lease end date. Management will contact you several weeks in advance to guide you through the move-out process and outline any required steps. All keys must be returned by 5:00 PM on the final day of the lease unless otherwise approved in writing by management.

If you would like a move-out inspection, it can be scheduled with management on the day of move-out. A move-out inspection is not required; if one is not scheduled, management will complete the inspection after the unit is vacated.

The security deposit is typically returned within four (4) weeks after move-out, and in many cases may be returned sooner, subject to final inspection and any applicable deductions as outlined in the lease.

Community Living & Rules

Guests are permitted in the apartment and may stay overnight for up to seven (7) consecutive days. For full details and any additional conditions, please refer to the specific terms outlined in your lease agreement.

Subleasing is not permitted at The Landing. Apartments may not be listed or rented through Airbnb or any other short-term rental platforms. Any such activity constitutes a lease violation and may result in fines or other enforcement actions as outlined in the lease. If you have questions about occupancy, guests, or special circumstances, please contact management directly before taking any action.

Our standard lease term is 12 months. If you require a shorter or longer lease, please discuss your needs with management during the leasing process. Depending on your circumstances and seasonality, alternative lease terms may be considered on a case-by-case basis.

Quiet hours are generally observed between 10:00 PM and 8:00 AM. Please refer to the Amenities Policy for specific details and guidelines.

Grills are only allowed in designated areas. Smoking and open candles are restricted in units.

Packages are delivered to the secure mail area or leasing office.

Tours & Contact

We offer in-person tours and are always happy to provide virtual tours as well. In addition, walkthrough videos of the property and available apartments can be provided upon request, making it easy to explore The Landing from anywhere.

Office hours are displayed on the website. As our team is not always on-site, please call ahead to confirm availability if you would like to meet in person. We’re happy to coordinate a time that works for you.

As a resident, you can use the Hemlane tenant portal to contact management and submit requests. You may also call or text us at any time if you need assistance.

We love working with UTMB and proudly support its students, employees, and affiliates. Be sure to check for current leasing specials and always ask about UTMB-related discounts when inquiring.

Student discounts are available to eligible students, including those attending Galveston College and Texas A&M University at Galveston. Availability and terms may vary, so please contact management for the most up-to-date offers.
